Orchard Commercial purchased this 121,000-square-foot office building located in Silicon Valley’s Golden Triangle with a financial partner in late 2006. After years of neglect, it was in desperate need of renovation. Despite its condition, Orchard saw the potential of this great location and knew that it could be revitalized to generate revenue and enhance the community at large.

Orchard teams rehabilitated the building in six months, restoring the structure inside and out. The elevators and HVAC systems were modernized. Mismatched lighting systems were upgraded with energy-efficient, consistent-color fixtures. New flooring, paint, handrails, and bathroom accessories brightened the interior spaces. New landscaping enhanced the building’s curb appeal and gave the immediate surrounding area a perceivable facelift. All of these improvements, combined with a contemporary color palette, make the building sparkle.

During renovation, energy efficiency and environmental consciousness were a top priority. Low-VOC paints and carpet tiles allowed tenants to move into the renovated spaces right away. Low-flow bathroom fixtures and natural landscaping keep water usage to a minimum.

Common areas posed new revitalization challenges as well. An open, atrium-style lobby with soaring ceilings was transformed into an engaging art exhibition space. Emerging artists affiliated with the San Jose State University art program participate in quarterly exhibitions. Their artwork enlivens the atrium lobby and inspires thoughtful discussions between tenants and the community.

The Orchard staff moved in during renovation, and the building is now their home. Multiple high-technology companies have also leased space in the building, including training firms, law firms, and several high-tech companies, to create a vibrant business community.
